Delivery & Installation
Typical lead time is 10 to 16 weeks from deposit to installation, depending on the structure type, size, and current production schedule. Simpler designs like the Lysning pergola are on the shorter end, while fully customized Atelier studios with electrical and plumbing take longer. We provide a detailed production timeline at contract signing.
Structures are delivered on a flatbed truck as pre-fabricated panels and components. Our installation crew assembles the structure on-site, typically completing the build in 2 to 4 days depending on size and complexity. We coordinate delivery logistics in advance, including site access requirements, utility clearances, and any HOA or neighborhood notifications needed.
Permit requirements vary by municipality. In most areas, structures under 200 square feet on a non-permanent foundation do not require a permit, but this is not universal. We strongly recommend checking with your local building department before ordering. We can provide engineered drawings and structural calculations to support your permit application if needed.
We offer five foundation systems: compacted gravel pad, pre-cast concrete pier blocks, poured concrete slab, helical screw piles, and a raised deck platform. The best choice depends on your soil conditions, local code requirements, and structure type. Helical piles work well on slopes or soft soil, while gravel pads are the simplest and most cost-effective option for level ground.
Materials & Construction
We offer five wood species: Western Red Cedar, Douglas Fir, White Oak, Siberian Larch, and Accoya (acetylated radiata pine). Each has distinct characteristics — Cedar is naturally rot-resistant and weathers beautifully, while White Oak offers unmatched hardwood durability. Our design consultants can recommend the best species for your climate, use case, and aesthetic preference.
Every structure is engineered for the Northeast climate. We use stainless steel and hot-dipped galvanized fasteners to prevent corrosion, and all joints are precision-cut using traditional joinery techniques that allow for natural wood movement. Roofing systems include proper flashing, drip edges, and ventilation to prevent moisture buildup. Our structures are rated for local snow loads and wind speeds.
Absolutely. Our insulation package includes R-19 walls and R-30 ceilings using closed-cell spray foam, which provides both thermal performance and a vapor barrier. Combined with triple-pane windows and a mini-split HVAC rough-in, your structure can be comfortable in every season. The Atelier studio comes pre-designed for full insulation and climate control.
Yes. All of our lumber is sourced from FSC-certified or sustainably managed forests. Our Western Red Cedar comes from certified mills in British Columbia, and our Accoya wood is made from fast-growth radiata pine using a non-toxic acetylation process. We prioritize suppliers who share our commitment to responsible forestry and minimal waste.
Ordering & Pricing
Our structures range from $8,500 for a standard Lysning pergola to $28,000+ for a fully loaded Atelier studio. The final price depends on size, wood species, finish, and the options you select. Our online configurator shows real-time pricing as you build, so there are no surprises. We also offer a detailed written quote after your design consultation.
Every base price includes the complete structure — framing, exterior cladding, roofing, a single barn door, and hardware. Foundation, windows, interior finishes, electrical, and plumbing are configured separately so you only pay for what you need. Delivery and professional installation within our service area are included at no additional charge.
We partner with several third-party financing providers who offer terms from 12 to 60 months. Many customers also use home equity lines of credit or personal loans. We're happy to discuss options during your consultation and can provide the documentation lenders typically require, including detailed specifications and project timelines.
We require a 30% deposit to reserve your production slot and order materials. A second payment of 40% is due when fabrication begins, and the remaining 30% is due upon delivery and installation. All payments are secured by a detailed contract that outlines the full scope of work, timeline, and specifications.
Warranty & Maintenance
Every Lunden Outdoors structure comes with a 10-year structural warranty covering the frame, joinery, and roofing system, plus a 5-year finish warranty covering any factory-applied stain, oil, or paint. The structural warranty covers defects in materials and workmanship under normal use. Warranty claims are handled directly by our team — no third-party runaround.
Maintenance depends on your chosen finish. Natural unfinished wood weathers to silver-gray and requires no treatment. Oil and stain finishes should be refreshed every 3 to 5 years. We provide a detailed maintenance guide with every delivery, including product recommendations, application instructions, and a seasonal checklist for inspecting hardware, roofing, and drainage.
Yes. We offer an optional annual maintenance program for customers within our service area. Each visit includes a full inspection of the structure — checking fasteners, seals, roofing, and finish condition — along with minor touch-ups and adjustments. It's the easiest way to keep your structure in top condition and catch small issues before they become big ones.
Absolutely. We offer refinishing services for any Lunden Outdoors structure, whether it needs a fresh coat of oil, a full sanding and re-stain, or a finish change from natural to Shou Sugi Ban.
